Walking the Models at Tartesso

When new home buyers go out to purchase a new home; they all know that they'll be walking the models. The first impression most new home buyers get of their builder is the model presented at the chosen new home community. It's actually the only impression most buyers get of their builder until they walk into their finished home; unless they happen to know a current resident or be a second time home buyer. The model is the one and only opportunity for many new home buyers to assess the appropriateness of the builder's floor plans, features and available options for their needs. The only other option is to look at drawings on paper.

Most people don't have the necessary talent required to mentally translate two dimensional drawings into three dimensional structures. This is where the model home steps into the picture. They provide the builder with the perfect sales tool. They provide the buyer with the singular opportunity to experience rather than hear about the builder's construction and design philosophies. And they offer a great foundation of finished homes for new residential communities to build upon.

An efficient new home sales office will be outfitted with stacks and stacks of marketing handouts, contact lists with detailed info on prospective buyers, computers equipped with all the tools of the Internet, gorgeous displays (maybe even including murals of the finished new home community), upscale decor, maps, models, enormous amounts of info on the area surrounding the community and much more. But no matter how well put together the new home sales office is...it's almost ineffective without the model home next door. I've seen many great new home sales reps in action and I can honestly say that many of them employ the same technique. They take people straight from the front door of their office directly to the door leading to the model home with introductions occurring on the way. They know what I'm attempting to tell you: a good model home sells homes all on its own.

One of the things that changed because of the recent residential housing explosion was the basic number of new home builders available in any given area. The many, many options can be overwhelming for new home buyers. Having options is wonderful, but having so many options that you can't make a decision can definitely be a sticky situation. The model's ability to clearly present builder philosophy, style, features, and options is the best opportunity for buyers to get a visual of the product and compare and contrast with their other options. The model makes it possible for buyers to notice the differences between builders (sometimes small and sometimes huge) that will make their decision an informed one.

Tartesso has become the place to go for new home buyers in the Phoenix, AZ area. Not because every resident wants to move to Buckeye, Arizona. When there are six other competitors taking advantage of all the opportunities to "show their stuff" in the same master planned community it inspires builders to pull out all the stops and you end up with models that supersede all others. New home buyers come from all over the Valley to check out the models at Tartesso. In areas that experience new residential construction explosions, the model homes become even more important. They are a place of possibilities. Their purpose becomes more than just selling or serving as an example, they are the basis upon which the rest of the community is built. They keep the surrounding area from lacking the substance that most new home buyers want to see in their community even before they live there; they want to see the beginnings before they agree to their home's new location. Purchasing a piece of a large dirt lot with no evidence of construction or landscaping in sight is far too difficult a task for many new home buyers. With models already complete and looking as if they've been there for years, it's much easier to believe the detailed illustrations and maps depicting the final community "look" that are offered during the negotiations.
